Some links on Bricks & Calcs point to FCA-authorised mortgage brokers. If you submit an enquiry or your mortgage completes through one of those links, we may earn a commission. This does not affect the rates available to you, the advice the broker gives you, or anything our calculators show.

That's the whole thing. The sections below go into more detail if you'd like to understand exactly how it works.

How affiliate links work

What actually happens when you click a broker link on this site.

When you click a broker link on Bricks & Calcs, a tracking cookie is placed on your browser. This lets the broker's affiliate programme record that you came from our site. No personal information is collected by us at this stage — you're simply visiting their website.

From there, there are two ways we might earn a commission:

Type 1

Enquiry commission

We earn a small fee when you submit a mortgage enquiry through the broker's site. This is sometimes called a cost-per-lead (CPL). You haven't agreed to anything or spent any money — you've simply filled in a contact form.

Type 2

Completion commission

We earn a larger fee if your mortgage application completes successfully through that broker. This is sometimes called a cost-per-acquisition (CPA). Neither commission changes the fees or rates the broker charges you.

You're never charged more — or offered less — because you arrived via an affiliate link. Brokers pay affiliate fees from their own margins, not from you.

What it doesn't change — ever

The things that are completely independent of any commercial arrangement.

The mortgage rates available to you are set by lenders and market conditions — not by who referred you. Arriving via an affiliate link does not give you worse rates, higher fees, or fewer options.
The advice a broker gives you is regulated by the FCA. An FCA-authorised broker must act in your best interest regardless of how you found them. If a broker ever suggested otherwise, that would be a breach of their regulatory obligations.
What our calculators show you is based entirely on the figures you enter and the published UK tax rules. No affiliate partner has any influence over our calculator logic, outputs, or results. We earn nothing from the numbers — only from enquiries or completions that happen on the broker's own site.

Editorial independence

Our content and calculators are produced independently of our commercial relationships.

No affiliate partner has any input into, or influence over, the content published on Bricks & Calcs. This includes:

Calculator logic and outputs — all formulas are based on published HMRC, Bank of England, and lender-standard methodology. No partner is consulted on, or given sight of, calculator results before or after publication.
Guide content — articles and guides are written to be accurate and useful to you, not to favour any particular broker. We do not accept paid placement within guide content.
Partner selection — we choose partners based on their FCA authorisation status, product breadth, and reputation — not on the size of commission they offer.

This page and our on-page labelling practices are designed to comply with:

  • ASA CAP Code — which requires that the commercial intent of affiliate content is disclosed clearly and before the point of engagement. See: ASA guidance on affiliate marketing.
  • UK Consumer Protection from Unfair Trading Regulations 2008 — which prohibits failing to identify commercial communications as such.
  • FCA Financial Promotions — s.21 FSMA 2000 — because we link to FCA-authorised mortgage brokers, we ensure all affiliate links are unambiguously labelled and that no content on this site constitutes a financial promotion within the meaning of the Financial Services and Markets Act 2000.
